In 1996 the Government passed a law that requires all landlords who rent part or all of a property, to have all gas appliances and pipework gas safety checked and certified, to prove that the gas appliances meet gas safety standards. This must happen every 12 months. This applies to all gas appliances used for both cooking and heating. Landlords are required to provide evidence of the checks by way of a Gas Safety Certificate.
What does a Landlord Gas Safety Inspection include?
Operating under the Gas Safe Register (previously Corgi), Ian Redfern Gas Services will check the following during a Landlord Gas Safety inspection:
Check appliance for gas tightness.
Check standing and working pressure.
Check burner pressure / gas rate against manufacturer's data plate.
Check for satisfactory provision of all necessary ventilation.
Test flue flow to ensure removal of products of combustion.
Check satisfactory operation of all the flame failure devices.
Check for physical stability, presence and effectiveness of stability brackets (where appropriate).

Who can do a Gas Safety check?
Gas Safe Register is the only official list of engineers who are legally allowed to work on your gas cooker, boiler and gas fires. You might remember it used to be known as CORGI. All Gas Safe registered engineers carry an ID card so they can show you they are Gas Safe registered when they arrive.
